Administration and Application fees due when applying; Prorated rent and Utility fees due at move-in.

Do I have to pay first & last month's rent?

No, prorated rent for the first month is due at move-in.

When is rent due?

Rent is due on 1st of each month per the Lease Agreement

How can I pay my rent? What forms of payment are acceptable?

You can pay online through your Resident Portal or and Moneygram location.

Is there a late fee for overdue payments? Is there a grace period?

Rent is late after the 5th of month; applicable fees apply.

Is renter's insurance required?

Yes, min liability of $100k.

Are utilities included?

No utilities are in included with the Rent.

What utilities are not included in the rent?

Electric, Water, Sewer, Trash, Valet Trash, Pest Control, Renters Insurance

What is the average cost for utilities each month?

Utility cost will vary depending on household use. Trash and Pest Control are flat fees, rates will depend upon when you lease an apartment.

Are the apartments furnished? What is included?

No furnished units offered at this time.

Are there any bed restrictions for the apartments?

No Water beds permitted.

Do you have items I can rent?

There are no rentable items at this time.

Are corporate rentals available?

Yes, Corporate Housing is available.

Under what circumstance can a landlord terminate your lease?

Evictions can be filed for Lease violations, criminal activity, and rent delinquency.

What happens if I need to move out before my lease expires?

Early Lease Term fees, subject to a 60 day written notice and a lease buy out fee allow you to terminate the lease with no additional penalties, while maintaining good rental history.

Are there any fees associated with moving in or moving out?

There are typically move in fees. Move out fees are dependent on whether proper notice was given and unit damages.

Can the apartment be listed on AirBnB?

Subletting, or AirBnB, rentals are not permitted.

What are the occupancy limits?

Occupancy limits depend on household needs.

Can the apartment be sublet?

Subletting is not permitted, per the Lease Agreement.

How often is there a rent increase?

Rates are reviewed prior to all Lease expirations.

What are hours of the leasing office?

Office Hours are Monday through Friday, Fall and Winter hours from 8:30am to 5:30pm; 9am to 6pm for Spring/Summer.

What are the hours of the clubhouse?

Clubhouse hours are the same as Office hours.

What are the hours for the fitness center?

Our Fitness Center is undergoing renovations. Expected to open 2021-2022.

What are the hours for the pool?

Seasonal Pool Open from 10 am -9pm Daily

What are the hours for the business center?

Business Center hours are the same as leasing office hours above.

What property amenities are included?

Amenities offered include onsite laundry facility and pool.

Do you offer valet trash service?

Yes, we are currently offering Valet Trash Service.

Do you offer recycling?

No, our current provider does not offer recycle options.

Do you have free internet/WiFi?

No, we do not currently offer Umbrella Internet services.

What internet service options are available?

Spectrum is the local Internet provider for the market.

Do you have cable?

Units are prewired for cable services, should you choose to elect service through a local provider.

Can I reserve your community room?

We do not currently rent the Office/Clubhouse space.

Do you have package lockers/how do I get my packages?

We do not currently offer a Package Locker system.

Is storage included?

Storage is not included with the Apartment home.

What are pool hours and seasonal availability?

Our pool is currently closed due to renovations and are looking to open 2021-2022

I have a noise complaint. Who do I contact?

Noise complaints should be directed to the Community Office or local Police department after hours.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

We do not offer designated smoking areas, at this time.

I need emergency maintenance. Who do I call?

24 After Hours Emergency Maintenance; the number will be provided at move-in.

I have a non-emergency maintenance issue. Who do I contact?

Non- emergencies- please call the Office during business hours.

Do you allow pets? What is the pet policy?

Yes, we allow pets; restrictions include no Aggressive Breeds or pets over 60lbs.

What is the parking situation?

Reserved parking is available, fees apply.

Is there a fee or permit required for parking?

Parking fees/permits only apply to reserved spaces.

Is parking assigned?

Open parking is not assigned.

What do I do if someone parks in my parking spot?

If you have a reserved spot, you may contact the towing company.

What is the policy for guest parking?

Guest parking is designated near the Management Office.

Are there building quiet hours?

Quiet hours are from 11 pm to 8 am.

What decorations or changes to the apartment are prohibited?

Changes to the apartment are permitted without a Reasonable Accommodations Request approved by Management.

Are there fees for using the communal spaces?

There is no communal space for rent at this time.

Can residents put personal grills on their balconies?

Fire Codes requires grills to a minimum of 10 feet from building structures.

Are there restrictions for what can be put on balconies or patios?

Community Policies limit items that can be stored on patios to plants and outdoor furniture,

What is the procedure for moving out?

When considering to vacate your home, the lease requires a 60 Notice to vacate, keys turned in prior to close of business on the day of move-out, and a walk through of unit.

Is there public transportation nearby?

Yes, Public transportation is directly across the street from our community.

Are you near any transportation routes? Which ones?

The property is on the City Bus route.

What school district serves the community?

Our school district is Spartanburg District 6

What kinds of washers and dryers do in-apartment hookups accomodate?

Washer/Dryer hook-ups include stackable as well as split units in select homes.

Do apartments have dishwashers?

No, our apartment homes does not include dishwashers.

What brand are the kitchen appliances?

Appliance packages vary from Hot Point to GE, depending on install dates. Upgrade units offer Black or S/S look option.

Does the apartment come with a microwave?

Our apartment homes do not currently offer microwaves.

Are stoves gas or electric?

Our Apartment homes offer gas stoves.

Do kitchen sinks have a garbage disposal?

Yes, our apartment homes offer garbage disposals.

Is there a bathtub or just a shower? Are they together or separate?

Our apartment homes offer a tub/shower combination.

Do apartments have USB outlets?

Our apartment homes do not currently offer USB outlets.

How old are the appliances?

Age of the appliance varies by unit; upgraded units may be available for lease.

Are you located on a bus line?

Yes, our property is located on the City Bus route.

How far are you from Downtown Greensboro?

New Irving Heights is located approximately 15 minutes from downtown Greensboro.

Do we offer discounts for First Responders/Military Personnel?

Yes, we offer discounts; ask about our Home Town Hero's Program.

What Major Businesses are in the vicinity?

Major Business in the area include Walmart, Home Depot, and variety of restaurants and Shopping Center

Do you accept Section 8 Vouchers?

We are currently not accepting Section 8 vouchers.
